A future state of completion sale is an agreement whereby your Orsajo property builder in Corsica and mainland France sells the buyer (you) a house or flat based on plans and undertakes to complete the property within a contractually agreed period. You become the owner as construction progresses.

You can adapt the plans for your Orsajo home via ‘Travaux modificatifs acquéreurs’ (known as TMA). Any technical request, particularly one affecting your sales plan, must be decided at the start of the process.
To do this, our team will help you revise your project. In this way, you can anticipate the costs of customisation before you book and apply for finance. As a responsible property developer, our aim is for you to be able to project the real price of your future property.

To qualify as a first-time buyer, you must meet one of the following two conditions:

  • Buying for the first time
  • You must not have owned your main residence for more than 2 years.

Please note: if you wish to buy a property with your partner, he or she must also have this status.

As a first-time buyer, you may be eligible for some financial assistance when you buy your first home. These include several types of loan at attractive interest rates:

  • zero-rate loan (PTZ)
  • Loans from local authorities
  • Social accession loan
  • Action Logement loan
  • PEL LOANS

However, these loans are subject to conditions relating to income or the type of property purchased.

Notary fees for new-build property are considerably lower than for older property. In fact, you should expect to pay between 2 and 3% of the value of the property before tax for a new property. At Orsajo, we work with a trusted, responsive partner, whose fees are kept under control.
